Emirates Living is the Emaar villa district set back from Sheikh Zayed Road, inland of Dubai Internet City and Dubai Marina. It reads as one landscaped grid rather than a single gated compound: The Springs, The Meadows, The Lakes and Emirates Hills sit side by side around lakes, planted verges and a connected network of walking and cycling paths. The planting is mature, the streets are quiet, and most through traffic stays on the perimeter roads.
The clusters differ in the housing they hold. The Springs is built from semi detached homes on compact plots, a good number of them facing water. The Meadows steps up to detached villas with private gardens, many with their own pools. The Lakes carries larger villas on wider plots, sitting between The Meadows and the golf frontage. Emirates Hills is separately gated, a low density enclave of custom built mansions where owners commissioned their own architecture and the roads follow the contours of the Montgomerie course.
Day to day life runs on facilities inside the boundary. Clusters share pools, tennis courts and play areas, while The Springs Souk and Meadows Village cover groceries, clinics, salons and casual dining. Schools sit within the community, which is a large part of why households here tend to stay put and move between clusters rather than out of the district. Sheikh Zayed Road is a short drive away for the metro, the Marina towers and the JBR beachfront, but the interior stays residential and unhurried.
The stock is resale rather than off plan, so what comes to market is existing homes in varying condition. Renovated villas, original layouts and rebuilt interiors all trade side by side on the same streets, and the practical questions for a buyer or tenant are usually plot orientation, distance to the lake or park frontage, and how much work the property needs.
