Business Bay

Business Bay sits directly south of Downtown Dubai, held between Sheikh Zayed Road on one side and Al Khail Road on the other, and built around the Dubai Water Canal. It is a mixed-use district rather than a residential estate: apartment towers, office buildings and hotels stand on the same streets, and a good number of towers hold more than one of those uses at once.

The canal is the organising feature. A public promenade runs along both banks at water level, with cafes and restaurants opening onto it, and the walkway carries on under the road bridges towards Safa Park and the Jumeirah coast. At Marasi Business Bay the waterfront widens into a marina with berths and a broader boardwalk, which is where much of the evening footfall in the district ends up.

Day to day living is served inside the district. Bay Avenue, at the base of Executive Towers, holds the supermarket, clinics, gyms and a landscaped park, and Bay Square adds a walkable block of low-rise buildings with offices above and food and retail at street level. Business Bay station on the Red Line sits on the Sheikh Zayed Road edge, with the Burj Khalifa and Dubai Mall station the next stop north, and Al Khail Road takes traffic on the inland side.

The stock is almost entirely apartments, running from compact units in the earlier towers to larger canal-facing layouts in the newer buildings, alongside a meaningful set of serviced and hotel-branded residences. It suits people who work in Downtown, DIFC or the district itself and want to keep the commute short, and who are comfortable living in a working city quarter rather than a gated one.
