Two-bedroom villa in the sought-after Al Reem 3, Arabian Ranches 1. Spanning 2,200 sqft, 3 bathrooms. Lake views.
Arabian Ranches is an Emaar villa masterplan in Dubailand, laid out as a set of named clusters around the Arabian Ranches Golf Club. The architecture is deliberately regional: sand coloured elevations, tiled roofs, arched openings and courtyard planting, with wide verges and mature trees along the internal streets. Housing is villas and townhouses only, so there are no residential towers inside the boundary and the skyline stays low. The later Arabian Ranches phases were built further out as separate communities with their own clusters and facilities.
Each cluster has its own plot pattern and character. Some are compact townhouse rows sharing lawns and pools, others are detached villas on generous plots with private gardens, and a number back directly onto the golf course, a park or a landscaped walkway. The community has been lived in long enough for the planting to fill out, so the streetscape reads as settled rather than freshly handed over, and homes on the same street can differ widely in how much of the interior has been reworked.
Daily life runs on facilities inside the gates. The community centre carries the supermarket, pharmacies, clinics, salons and casual dining, the golf club adds a clubhouse and restaurant open to residents, and Jumeirah English Speaking School sits on its own campus within the community. Parks, shared pools, tennis courts and a cycling loop run through the clusters, and the equestrian club alongside the boundary adds stables and polo grounds.
The setting is inland, so a car is part of the routine. Sheikh Mohammed Bin Zayed Road and Umm Suqeim Road cover the runs to Downtown Dubai, Mall of the Emirates and the coast, while Motor City, Dubai Sports City and Dubai Studio City sit a short drive away. What comes to market here is resale stock rather than off plan, so the questions a buyer or tenant usually works through are which cluster the home sits in, how large the plot is, what it looks onto, and how much of the house has been updated.
