Dubai registered 169,578 property sales in the twelve months to 26 August 2026, worth AED 515.1 billion. The year before, the figure was 168,753.
That is a rise of half a percent. On its own it is the least interesting number in this article, and that is exactly why it is worth starting with: a flat headline is what makes the movement underneath visible.
Demand moved outward, and it moved hard
Of the ten busiest communities, seven sold more than they did the year before and three sold less. They are not scattered at random. The tables below are drawn from the twelve busiest.
The communities that grew
- Dubai South - sales: 14,043, change on the year: +225%
- Dubailand - sales: 13,267, change on the year: +53%
- Jumeirah Village Triangle - sales: 4,330, change on the year: +31%
- Al Furjan - sales: 3,684, change on the year: +23%
- Arjan - sales: 3,675, change on the year: +20%
- Arabian Ranches 2 - sales: 4,755, change on the year: +18%
The communities that shrank
- Meydan - sales: 3,448, change on the year: -39%
- Business Bay - sales: 8,387, change on the year: -22%
- Jumeirah Village Circle - sales: 12,279, change on the year: -21%
- Dubai Production City - sales: 3,265, change on the year: -18%
- Motor City - sales: 7,196, change on the year: -4%
Dubai South more than tripled its transaction count and became the busiest community in the emirate. A year ago it was not close.
The part that surprises people
Prices did not fall in the communities that lost volume. They rose.
Business Bay sold 22% fewer homes and its average price per square foot went up 14%. Jumeirah Village Circle sold 21% fewer and rose 10%. Meydan lost 39% of its volume and still rose 5%.
Falling transaction counts and rising prices at the same time usually means one thing: fewer sellers, not fewer buyers. A community where owners are content to hold produces less activity and firmer pricing, and the two are the same fact seen from different sides.
What it means if you are selling
If you own in Business Bay, JVC or Meydan, you are in a thinner market with better prices. Fewer comparable sales are closing around you, which cuts both ways. Your unit is worth more than it was, and it will take longer to prove that to a buyer who has fewer recent sales to look at.
Price to the evidence, not to the sentiment. Ask us what has actually registered in your building in the last ninety days before you set a number.
What it means if you are buying
The growth communities are where supply is arriving, and they are also where competition for it is heaviest. Dubai South at 14,043 sales in a year is not a quiet corner of the market any more.
If you are buying to live in, that volume is useful: more transactions means more evidence about what things are worth. If you are buying to hold, the question worth asking is what the same community looks like when this year's launches complete and reach the resale market.
How we measured this
Figures come from Dubai Land Department registered transactions for the twelve months ending 26 August 2026, covering both ready resale and off-plan sales. Total sample: 169,578 transactions.
These are registered sale prices, not asking prices. A registration is what somebody actually paid.
The price movements above are changes in average registered price per square foot within a single community, year on year. That is a fair comparison because a community's mix of apartments and villas is broadly stable across twelve months, but it is not a perfect one: if a community's supply shifts sharply towards smaller units, part of the change is the mix rather than the price. We do not compare price per square foot between communities or between off-plan and resale for that reason, because there the mix difference is large enough to dominate the answer.
One limitation, stated plainly: DLD files 25,486 of these transactions (15%) without a community, so they count in the citywide total and appear in none of the community tables above. The rankings describe the 85% that carry a community label.
