Ranked by number of sales, twelve months to 26 August 2026:
- Dubai South - sales: 14,043
- Dubailand - sales: 13,267
- Jumeirah Village Circle - sales: 12,279
- Business Bay - sales: 8,387
- Motor City - sales: 7,196
Ranked by money spent, same period:
- Business Bay - value: AED 31.7B
- Dubai South - value: AED 20.9B
- Meydan - value: AED 18.3B
- Jumeirah Village Circle - value: AED 16.0B
- Dubailand - value: AED 15.1B
Meydan does not appear in the first table at all. It sits eleventh by transaction count with 3,448 sales, and third by value.
The number that explains it
- Meydan - sales: 3,448, average price: AED 5.29M
- Business Bay - sales: 8,387, average price: AED 3.78M
- Arabian Ranches 2 - sales: 4,755, average price: AED 2.43M
- Motor City - sales: 7,196, average price: AED 1.74M
- Dubai South - sales: 14,043, average price: AED 1.49M
- Jumeirah Village Circle - sales: 12,279, average price: AED 1.31M
- Dubailand - sales: 13,267, average price: AED 1.14M
Meydan moves roughly a quarter of Dubai South's transaction count (3,448 against 14,043) and still reaches 87% of its total value, because the average Meydan sale is worth three and a half times the average Dubai South one.
Business Bay does something similar at larger scale: 40% fewer sales than Dubai South, 50% more money.
Why this matters more than it sounds
Volume rankings get quoted constantly, in listings, in developer decks and in the press. They are a fair measure of one thing: how much is changing hands. They are a poor proxy for two things people routinely use them for.
They are not a measure of demand strength. A community with 14,000 sales at AED 1.49M and one with 3,448 at AED 5.29M are not competing for the same buyer. Comparing their transaction counts tells you about supply arriving, not about who wants to live there.
They are not a measure of liquidity for your unit. What matters when you sell is how many sales happen in your price band in your building, not how many happen in your postcode. A high community count driven by studio launches does nothing for a four-bedroom owner two streets away.
The practical version
Before you use any community ranking to make a decision, ask which of these three you actually need:
- How much is being built and sold here - transaction count answers this.
- How much capital is committed here - total value answers this.
- How quickly could I sell my specific unit - neither answers this. That needs sales in your building, in your size band, in the last quarter.
Most people asking question 3 are handed the answer to question 1.
How we measured this
Dubai Land Department registered transactions, twelve months ending 26 August 2026, ready resale and off-plan combined. Total sample: 169,578 transactions, AED 515.1 billion across 82 communities.
Average price is total registered value divided by transaction count for that community. These are registered prices, not asking prices.
Communities with fewer than five transactions in the period are excluded from the rankings, and DLD files 25,486 transactions (15%) without a community at all. Those sit in the citywide total and in neither table.
