The Rings is built as two independent low-rise buildings on the Dubai Water Canal in Jumeirah 2, with just six residences in each - 12 homes in total. That is a fraction of the unit count most waterfront towers carry, and it keeps every home a genuine duplex or triplex rather than one of hundreds of apartments stacked on a single core.

Foster + Partners architecture
The building is designed by Foster + Partners, with a facade treatment by Emirati artist Mattar Bin Lahej. It is a rare case of an international architecture practice of that scale taking on a 12-unit boutique building rather than a tower or a full masterplan.

Real duplex and triplex scale
PMR markets the two configurations as Sky Mansions - 5 and 6-bedroom duplexes from just under 9,700 sqft - and Sky Palaces - 6 and 7-bedroom triplexes up to roughly 19,200 sqft. Each home comes with its own air-conditioned garage, private pool, private elevator and private cinema - a specification closer to a standalone villa than an apartment building.

PMR has extended Palma Vista an 80/20 payment plan for The Rings directly, as a broker offer rather than a plan published on PMR's own channels - so we reconfirm the exact terms with PMR at the time of each booking. As it stands with us, it carries an early-commitment structure: a AED 30,000 booking amount, then 80% (excluding the booking amount, plus the 4% DLD registration fee) on signing the SPA, with the remaining 20% due within one month of the completion date. PMR also extends a 30/70 option through us, weighting the schedule toward the year after handover instead - see below. Separately, the payment structure published publicly for The Rings by portals such as Engel & Volkers and Propsearch is a 60/40 split (roughly 5-15% on booking, the balance through construction, 40% on handover).
